Property Condition Assessments and Progress Inspections (for Lenders, Owners, and Buyers)

Construction Inspection Associates provides commercial PCAs (Property Condition Assessments) in conformance with ASTM E 2018-01, the "Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process", promulgated by the American Society for Testing and Materials.

We also perform progress inspections and produce reports with photographs on the progress of residential and light commercial construction projects. Reports and percentage of completion analysis are normally completed within 24 hours. Progress analysis can be reported using our form, AIA Request For Payment forms, or your own schedule of values. Construction projects, and the need for progress inspections, vary widly. Please call to discuss your needs.

Home Inspections (for Buyers and Sellers)

Like all home inspectors in Texas, Construction Inspection Associates follows an inspection regime that is designed to comply with the "Standards of Practice" which is promulgated by the Texas Real Estate Commission (TREC). Our reporting method also follows the methods prescribed by the commission, and our reports are provided on the official form specified by TREC.

The items inspected are too numerous to list, and they, of course, vary from house-to-house depending upon the features present.

In addition to the typical inspection and report we also use digital photograpy to document many of the defects that are observed. When we feel that it will be helpful in establishing a better understanding we include these photographs in our reports. Of course, not all items inspected lend themselves to photography, but many do. We find that photographs help our clients understand the issues at hand, and often to identify the location of the problem.

Please Note: The inspection and report do not address the possible presence of, or danger associated with, wood destroying insects or environmental hazards such as asbestos, mold, radon gas, lead based paint, urea formaldehyde, soil contamination and other indoor and outdoor substances considered to be contaminants. We urge you to contact a specialist if information, identification, or testing for the presence of any environmental contaminant or hazard is desired. The Inspection Is not, and is not intended to be, technically exhaustive and does not address code and regulation compliance. Service covers and panels, wall finishes, ceiling finishes, and floor finishes are not removed during the inspection. There may be hidden defects that are not revealed by the inspection.

Notes:
1. Free standing appliances are not inspected.
2. Construction Inspection Associates does not provide inspection services for "Optional Systems". If you have concerns regarding these items we recommend that you retain the services of a specialists.


Probably the most popular feature of our service is our ability to rouitienly generate our reports as "Adobe Acrobat" or "pdf" files. These documents exactly duplicate the official TREC report form, and when printed, the document is exactly the same in all respects as if we had printed it ourselves.

It is always difficult to describe the advantages of any new technology, but if you are an internet user (which you obviously are) you are probably already familiar with Adobe Acrobat and it's amazing ability to transport almost any paper document into the digital realm.

Here are just a few examples of how our portable document reporting can benifit you:

  1. Reports can be delivered immedately upon their completion. Even if you are thousands of miles away.
  2. We can transmit the report document to anyone you choose. Your realtor, the seller, the seller's agent, your mortgage lender - anyone!
  3. You can easily forward the document, as an email attachment, to anyone you choose.
  4. The reports print cleanly with full color photographs, and you can print as many copies as you wish. Details are not lost as in faxing.
